Custom Home Design

We’ll get to know each other to create a space distinctly yours, with function and beauty married together to become a true reflection of your life and your needs.

  • Initial Consultation

    Our process begins with an initial consultation for both you and the Mainstay team to get to know each other. We want to design a home that is custom to you and your family, so it is important that we get a general scope of how you operate your day to day life. We’ll discuss your dreams for your new home and briefly establish an approximate budget and timeline for your project. This is also a good time for you to bring any inspiration photos, your Pinterest board link, and anything else that helps speak to your design taste.

    Conceptual Phase

    As we enter the conceptual phase of your home design, the Mainstay team will spend some time evaluating your site and researching city requirements specific to your property and its surroundings. When we have all the information needed we’ll put together some rough floor plans and exterior elevation sketches for your review, taking in careful consideration of your wants and needs. This is when you will express any revisions you’d like or concerns you may have. With an approved rough floor plan, we’ll design your home’s exterior elevations for your review.

    Design Phase

    With your approval, we’ll shift into full design mode to complete your home’s floor plans, roof plans, cross sections, details, and exterior elevations so they are ready to be full working drawings (blueprints) for the builder! Once the drawings feel perfect for you and are stamped by the engineer, they are ready for permit submission.

Interior Design

The details in a home can be overwhelming. We take the stress off you to choose appropriate materials that bring life and charm to your space. We create practical layouts to make use of every square foot, and never stray from our vision of a home that is completely unique to you.

  • Mood & Concept boards convey the overall look of the home, and more importantly, the overall feel using a collage of inspiring photos and materials.

  • We present tangible samples of most materials so you can fully see, touch, and feel the products that will be installed in your home. Sometimes images just don’t do materials justice!

  • Our 2D drawings help you visualize the space pre-build, but also act as preliminary technical drawings for construction. These also help suppliers provide more accurate quotations.

  • Kitchens, bathrooms, closets, shelving units, fireplaces, you name it! We create custom cabinet elevations that can be handed to a professional cabinet maker. This expedites the process and prevents you from having to make decisions about your cabinetry that you are unsure of.

  • We re-imagine the layout of spaces by preparing a renovation plan, complete with working drawings ready for construction.

  • Our team constructs very detailed specification sheets that not only outline all the product numbers of your project, but also the material size, installation method, colour/finish, quantities needed, and additional information.
